So Why Would We Do This for Free?
Because we can't price a building we haven't walked without padding the number. Anybody quoting commercial work over the phone is guessing at square footage, restroom count, and how bad the floors have gotten. Guessing is expensive, so they pad the bid to cover the worst case. That padding is in the price you get handed.
Once we've walked your building, we don't need it. The walk-through isn't a favor. It's the only way to quote you honestly.
And because of what usually happens next. Buildings that hire us tend to keep us. A carpet job turns into floor care, floor care turns into a janitorial schedule, and we've had accounts running for years off a single visit.
An hour of a weekday is cheap against that. It's how we've filled this business since 2011.

The Things People Ask First
Is the walk-through really free, or is there a catch?
It's free. No fee, no deposit, no card, and no obligation. You get a written scope and price and you keep it. If you're collecting bids and ours is one of three, that's fine with us.
What if you find something bad while you're here?
You hear it that day. Sometimes the carpet is delaminated, or the soil is set past what extraction will lift, or there's a moisture problem underneath that cleaning won't touch. We'll tell you which it is and what it would actually take, even when that means the job isn't ours.
What if we need less than we thought?
Then the price goes down. If your traffic lanes need attention but the rest of the floor doesn't, we'll quote the smaller job. We'd rather clean your building for six years than get one padded invoice out of you.
Do I qualify?
Offices, retail, churches, clinics, schools, warehouses, and community buildings in Lincoln and the surrounding Central Illinois area. Jobs start at $250, so very small one-time spaces may not be worth a visit. Outside Logan County a small trip charge may apply, and we'll tell you the amount before we come out.
Why does it say "starting at $250"?
Because a single suite of offices and a church with a fellowship hall and twelve classrooms aren't the same job. $250 is our floor for commercial work. Recurring janitorial gets quoted per visit on the schedule you pick, so the number depends on how often we're there. The walk-through is how you get your real figure.
Do we have to sign a long contract?
No. One-time jobs stay one-time. If you want us on a daily, weekly, or monthly schedule, we'll set that up, and we'd rather keep the account by doing the work than by locking you in.
Can you work outside our business hours?
Yes, and we usually do. Nights and early mornings are standard for us, and weekends can be arranged. Our office answers 9 to 5 Monday through Friday, but the cleaning itself runs when your building is empty.
Do you handle anything besides cleaning the floors?
Yes. Full janitorial covers trash, restroom sanitation, surfaces, and common areas. On top of that we do carpet, tile and grout, VCT strip and wax, concrete, natural stone, and air ducts. Plenty of customers start with one thing and hand us the rest of the building later.

- The on-site walk-through is free with no obligation to buy. No deposit and no payment details are collected to book one.
- $250 is the starting price for commercial work. It is not a quote. Final price depends on square footage, the areas covered, soil and floor condition, furniture moving, and access hours. Recurring janitorial is quoted per visit against the schedule you choose. Larger spaces price above this figure.
- Written quotes are flat-rate and honored for 30 days from the walk-through date. The quoted price does not change unless you add work after the quote is issued, and any addition is priced and agreed in writing first.
- Office hours are Monday through Friday, 9:00am to 5:00pm. Closed Saturday and Sunday. Cleaning itself is regularly scheduled outside those hours by arrangement.
- Serving Lincoln and the surrounding Central Illinois area. A small trip charge may apply for work outside Logan County and will be disclosed before the walk-through is scheduled.
